Crimson and gold have to hold a floor for decades. That takes proportions, not nerve. The island estates and collection mansions of Shanghai Greentown Rose Garden, delivered in phases from 2007 to 2014, were carpeted by ADA FLOOR entirely in hand-tufting: crimson and gold re-scored on the floor to the Louvre facade proportions, rooms measured one by one, curved walls and column positions set out on site, with a zone-by-zone care sheet and the same dye lot filed for the decades ahead.

Four verbs in the house, four kinds of floor

Shanghai Greentown Rose Garden sits in Minhang, delivered in phases from 2007 to 2014 with Daolin, SWA, Richard Manion, WILSON, Mario and BLD in the design chain. Island villa estates of 1,400–2,000 sqm, collection mansions of 700–900. Owners of this kind of house don't hand over a style slogan, they hand over a routine, which patch of floor a guest sees first, where children and dogs run, how often the study chair moves. Crimson and gold had to hold exactly those positions.

The estate's elevation proportions came from the Louvre facade and European manors, and the carpet's crimson and gold were never scattered, they were re-scored on the floor with the same system. Drawings were keyed to each room's span and window openings, border widths matched to the module of the wall panelling, the spacing of gold set against where the chandeliers hang. Each change of design firm passed the settled proportions forward rather than redrawing the ground in its own image.

Pile, silk and the arithmetic of crimson

At this scale and precision there is only one method, hand-tufting. Every piece is built to its own drawing, the silk-to-wool ratio set by how much light a room receives, pile kept fuller in the main sitting and reception areas and a step lower in corridors and doorways. Colour alone isn't luxurious, proportion is, so motif, border and field each carry an agreed share. An estate is vast yet no two rooms share a shape, so curved walls and out-of-square corners are set out on site, measured room by room rather than floor by floor.

Reception, dining, study and bedroom each take their own pattern and colour, the great rooms zoned by bespoke wall-to-wall carpets rather than furniture, with motifs carrying on through corridors and landings so guests cross the house without needing signage. Stairs are the part of private work no hotel drawing contains, tread-by-tread setting out, consolidated nosings, curved walls and column positions cut to site measurement. The media room is handled as living space, pile and underlay raised together.

What crimson and gold have to satisfy

An empty 700 sqm room lets speech travel a long way, so sitting and media rooms were designed toward 0.4–0.6 seconds of mid-frequency reverberation, with the carpet-plus-underlay system assessed to ISO 10140-3 and ASTM E492 for impact sound, commonly the 24–33 dB band. Underfoot, reception reads firm and the sitting rooms softer. Shanghai winters bring underfloor heating into some rooms, and there backing and underlay are chosen for stable heat transfer and no dimensional change, with pile half a step lower. Static is specified within 2 kV to CRI HT-101, emissions to FloorScore and GB 18587 limits, fire performance to the GB 8624 classes used in housing.

One seal per zone, then the tufting guns

Each function zone began with an A4 sample fixing how deep the crimson and how bright the gold, then a 1:1 block hung in the real room and read by daylight and by lamp before owner and designer sealed it. Pattern accuracy decides how every doorway in a mansion reads, so curves and column positions were measured into the drawing. Yarn within a piece was locked to one dye lot, tufting, backing and secondary cloth checked at their own stations, every sheet verified for direction and size before it left. Weeks for hand-tufting, months for broadloom, the estate sequenced building by building.

Decades of being lived in

Estates already moved into were dust-sheeted at entrances and corridors while work continued nearby, seams and edges re-checked between visits, delivery having run in phases from 2007 to 2014. Vacuuming frequency belongs to the household, since no hotel housekeeping is answering for a private floor at seven in the morning. What ADA handed over was a zone-by-zone care sheet, a filed remnant and a repair route back to the same dye lot. Estates are lived in, for decades. Crimson and gold standing that long takes proportion and craft, and an owner willing to bend down.
